Studio 5-11 is home to ADG. Our high quality business centre is located in the heart of the Millbay re-development area of Plymouth. Following a six month refurbishment designed by ADG, the five storey, former social security building has been transformed from a tired 1970’s office block into a contemporary and efficient commercial space. The building provides a total lettable area of more than 3200m2 (34,500ft2) and contains other commercial uses at the ground floor level, including a café and is served by a private car park offering 44 spaces.
The offices are within walking distance of the city centre with all its amenities as well as a short journey to Plymouth train station, making it highly accessible to clients and many of our staff.
The external envelope of the building has been completely refurbished with a highly insulated cladding system and new double glazed, thermally broken PPC aluminium windows. An integrated brise soleil system provides solar protection to the south elevation. The ground floor entrance façade has been clad in limestone-faced panels to ensure a high quality finish at street level.
As well as its inherent thermal mass, high levels of natural daylight and high levels of thermal insulation, the building’s other ‘green’ credentials include natural ventilation with provision for supplementary mechanical ventilation to both open and cellular office spaces and an array of 90 roof-mounted photovoltaic panels. This combined approach of building fabric and technology significantly reduces the carbon footprint of the building whilst also reducing fuel bills for the businesses located there.
The project proves that existing building stock can be brought up to the standards of contemporary buildings with careful thought and design.
