Our Clients’ brief was to create a replacement luxury self-build family home in the gardens of their existing 1960’s cliff-top home in Polruan, Cornwall. The accommodation includes 3 bedrooms, all with ensuite bathrooms. Other accommodation includes a grand triple height entrance hall with domed roof and circular rooflight, an open plan Living / Kitchen / Dining Room, separate Drawing Room, internal Swimming Pool and changing room, private Study, and integral double garage with Utility room and Boot Room.
Additional sleeping accommodation for guests is provided by a newly renovated Lodge at the entrance to the estate. During the design development we engaged extensively with the Local Authority Planning Department, as well as the Cornwall Area of Outstanding Natural Beauty, the National Trust, and the Local Parish Council. Our early engagement with these parties assisted in the development of a design proposal specifically addressing and mitigating their respective concerns.
During the design development we modelled the proposals in our BIM software which, combined with an aerial ‘drone’ survey, also enabled our client and their family to review not only the proposed rooms and spaces in Virtual Reality, but check their likely views out of the house – especially important in this stunning location to maximise their views!
