Located within the historic dockyard, the site is bounded to the north and east by a 5m high limestone Grade I listed wall. To the east, is the recently completed Phase 1, Area 1 East development, approved and constructed under Reserved Matters Approval. The collection of existing MOD buildings that fall outside of the boundary of this application to the west, include the Grade II Devonport Naval Heritage Centre and Café/Gift Shop.
Paramount to the design from the outset has been the aspiration for the development to contribute to the strong sense of place as part of Devonport South Yard, the character of which is defined by its material application, a robust classical architectural language and form. The design proposals seek to reinforce and enhance the existing character of the dockyard, creating an attractive setting for heritage assets, whilst also connecting with the surrounding residential community and providing a vibrant and interesting employment environment.
The proposed buildings follow the precedents set in the development of Phase 1 Area 1 East, and employ the same architectural language in order to maintain a common theme and consistency of approach. Oceansgate Phase 1 aimed to respect the industrial architecture of South Yard and has set a benchmark for future development. The proposed 3 storey office building in Phase 2 is a contemporary building which is sympathetic in its design approach to the adjacent Pay Master’s Office and helps form a strong edge to the arrival space. The proportions of this building aspire to reflect the existing listed building and the carefully considered choice of quality materials have been incorporated into the design.
The light industrial units reflect the industrial character of the dockyard
and are similar to those constructed within phase 1. The elevations to the forecourt are composed of insulated industrial up and over doors, pedestrian entrance screens, composite cladding panels and ground floor level fair faced blockwork.
The Phase 1 development office space included a Kinetic Façade above the main entrance and it is the designers intention to replicate a similar art installation on Phase 2 that continues this maritime theme.
