ADG were appointed by the client to redevelop a brown field site facing onto the North Quay at Sutton Harbour. The proposal put forward a further phase in the regeneration of the East Quays and Sutton Road area infilling the existing opening between Salt Quay House and Pinnacle Quay.
The development comprises of 14 apartments set over 8 floors and a commercial unit at ground floor level creating a 9 storey building. The proposal contributes to a ‘positive first impression of Plymouth on the Exeter street frontage as per the aspirations of the emerging Local Plan policy.

The proposal of a mixed use development on the site was originally set out in the Design and Access Statement for Salt Quay House, part of a Phase 2 redevelopment of the original Salt Quay Warehousing.
The scheme includes a retail unit on ground level with residential apartments above, in line with the existing adjoining building Pinnacle Quay with the same use. The retail unit will join the existing retail unit of Salt Quay House & Pinnacle Quay to enhance the active front along the quay walkway.
The overall appearance of the building was considered through a pre application process undertaken with Plymouth City Council. There was an expression to show greater contrast with adjacent buildings, highlighting vertical plot variation as an important part of Sutton Harbour’s character.
The south ‘front’ Quayside elevation is dominated largely by full height glazing with full height openings onto balcony areas, this provides maximum natural light and a unified design appearance to the building.
