ADG were appointed by Plymouth Charity Trust in late 2020 to develop proposals for a new facility to complement their existing Almshouse facilities at Lanyon House (city centre) and Hele Terrace (Prince Rock).

The site sits within the established residential neighbourhood of Prince Rock and is not located within a conservation area. Specifically, the site lies on the north side of Grenville Road at the junction with Cathcart Avenue on the site of the Friary Vaults Social Club that is owned by the Plymouth Charity Trust.

The new purpose built building comprises of a three storey’s that houses 11 self-contained one bedroomed apartments for elderly independent living, with staff office, meeting room, and ancillary accommodation located on the ground floor.

A site constraints plan was developed to inform the design. The proposed siting of the building and plan layout have been carefully considered with regards to the following:

1. Respond to the site and surrounding topography.

2. Minimise its impact upon, and respond to, the adjacent residential buildings.

3. Maximise the number of apartments that have the benefit of a southern aspect.

4. Respond to the corner site.

5. Enable three off street parking spaces to be provided within the site.

The principle materials proposed are facing brick in two contrasting but complimentary colours. The different brick colours will be used to help break up the mass of the building and will be used to highlight the central stepped element in wall alignment on the south elevation.

Modern and crisp powder coated aluminium windows and doors in a grey finish will give a contemporary feel whilst complimenting the two facing brickwork tones. Balcony structures and external boundary railings will have a colour and finish to match the windows to ensure all elements are connected visually.

The scheme has been sensitively designed in accordance with local and government policies and is an exciting opportunity to develop an under used site in an established residential area. The proposal is being developed and managed by an established housing trust with a proven track record in the field and will provide much needed accommodation for vulnerable people in housing need.
