Following the relocation of South Trelawney Primary School, ADG was appointed by Devon and Cornwall Housing Association to design an affordable housing scheme on the site. The project provides 47 new homes, consisting of two and three bedroom houses with private gardens and areas of communal landscaping.
During the design stage close collaboration was undertaken with the client and stakeholders. The project brief was developed providing clear objectives and aspirations and public and resident consultation was embraced as an important part of the design process, providing an opportunity to fully explain the scheme to local residents. Pre-application consultation with the planning officer and urban designer at Plymouth City Council resulted in improvements to the design, including the creation of a central landscaped space, improved visibility and surveillance.
A number of construction challenges were overcome on this brownfield site and innovation was introduced in relation to the construction methods. An external wall cladding system was used to reduce the construction program and we worked closely with the contractor and manufacturer to develop suitable details. Pre-fabrication techniques were also explored for the feature dormer window structures.
The houses incorporate brightly coloured feature panels to dormer and bay windows, creating a striking and positive new addition to the area. The project was well received by its new residents and the local community and is an important regeneration project on a disused site, within the heart of an established community.
