Studio 5-11 is a refurbished high quality business centre in the heart of Plymouth. ADG and its directors have not only been the architects and project managers but also by grouping pension funds together were their own clients, developers and tenants.
Planning consent was obtained for the conversion of the ground floor into use classes A1 and A2, total lettable area 6,230 sqft. The upper four floors provide 28,320 sqft of lettable offices. The whole building is served by a private car park offering 49 spaces.
The external envelope of the building has been completely refurbished with a highly insulated cladding system and new double glazed thermally broken PPC aluminium windows. An integrated aluminium brise soleil system will provide solar protection to the south fašade. The ground floor entrance fašade is clad in lime stone faced panels to ensure a high quality finish where it is most visible.
The naturally ventilated building has a B rated EPC and a 17Kw solar array on the roof that contributes towards very high levels of energy efficiency.
